Residential Floor System Damage and Interior Disturbances in Gastonia, NC

RB Engineering, Inc. was asked to perform a field investigation of the subject one-story residence to determine the cause and extent of the structural damage to the residence's floor system.  Several interior disturbances were found, including floor misalignments and ceiling separations in the kitchen (as shown below).  The hardwood floors also had a high moisture content.

  

We observed severe timber deterioration and timber decay within the timber floor system beneath the kitchen area that has resulted in a partial bearing failure of the rear exterior floor beam at the exterior pier locations (below).  

  

RB Engineering, Inc. concluded that the structural floor damage and resulting interior disturbances (floor misalignment, cabinet separations) can be attributed to long-term water exposure in the crawlspace as a result of the following five factors:  1)  inadequate roof drainage, 2)  inadequate site drainage, 3)  crawlspace condensation, 4)  a loose dryer vent hose, and 5)  inadequate crawlspace ventilation.  

RB Engineering, Inc. recommended several remedial actions to be performed in a timely manner to both repair the noted damage to the residence and prevent future damage from occurring.
